What Is the Yard Telling You?

Water outside behaves predictably once the grade and the soil are understood. What it is doing points to what would actually fix it.

Water Pooling Against the Foundation

Water sitting directly against a foundation wall is the most likely path for it to work its way inside, whether at grade, through a crack, or as pressure against a below-grade wall. It's the situation with the least time to spare.

Standing Water That Doesn't Drain for Days After Rain

Ground that stays wet long after the rain has stopped usually means the grade, the soil, or both aren't moving water away fast enough. It's rarely urgent on its own, but it tends to get worse with every storm that follows.

Downspouts Emptying Right at the House

Gutters that are doing their job can still send a lot of water right back against the foundation if the downspouts empty a foot from the wall. Extending that water further away is a small change with an outsized effect.

02The methods

French Drain, Catch Basin or Downspout Line

Each one solves a different kind of water. Most yards need more than one.

French Drain

A perforated pipe buried in a gravel-filled trench collects water that has already soaked into the soil around it and carries it by gravity to a lower discharge point. It suits ground that stays saturated well after the rain has stopped, rather than water sitting on the surface itself.

Catch Basin

A grated basin set at grade in a low spot collects surface water directly where it pools and pipes it away before it can soak in or run toward the foundation. It answers standing water at a specific point rather than ground that is saturated more broadly.

Downspout Line Extension

A buried pipe that carries roof water from the base of a downspout out to a discharge point well away from the foundation, instead of letting it dump onto the ground a foot from the wall. The gutters were already doing their job; the extension is what keeps that water from undoing it.

Why Grade Decides Whether It Works

Grade is the whole question a yard drainage plan has to answer: which way the ground actually slopes, and whether it carries water away from the foundation or lets it collect against it. A French drain, a catch basin and a downspout extension all move water somewhere, but none of them creates a place for it to go — they only work if that place already exists, or is built as part of the same job.

A drain that empties onto a neighboring low spot, or back toward the same foundation from a different angle, has not solved anything, only moved the water a little farther before it causes the same problem again. That is why a yard drainage plan starts by reading the grade and finding a real discharge point, and only then decides which combination of drains, basins and lines gets the water there.

04What changes it

What Decides How a Yard Drains

No two yards move water the same way. These are what actually change the plan.

  • The Soil Underneath It

    Clay-heavy soil holds water near the surface and drains slowly no matter what is buried in it, while sandy or loose soil lets water move through it on its own. A French drain does far more work in clay than it does in soil that was already draining reasonably well on its own.

  • The Existing Grade and Slope

    A yard that already slopes away from the foundation needs less intervention than one that is flat or, worse, slopes toward it, where regrading part of the property may matter more than any drain that gets added to it. Reading the slope accurately is what a plan gets built on.

  • Where the Water Is Actually Allowed to Go

    A discharge point has to exist and has to be one the water is actually allowed to reach — a storm drain, a ditch, a lower part of the same property, or a point past the property line worked out with a neighbor. A drain with nowhere legitimate to send its water is a pipe, not a solution.

Questions About Yard Drainage

What is a French drain, and how does it actually work?

It's a perforated pipe buried in a gravel-filled trench. Water that has soaked into the surrounding soil enters through the gravel and the pipe, and gravity carries it to a lower discharge point instead of letting it sit in the ground.

Why does part of the yard stay wet even after drainage work is done?

Usually because the water was sent to a discharge point that has nowhere further to go, or because the grade near it was never corrected. Moving water is only half the job; where it ends up is the other half.

What does a catch basin do that a French drain doesn't?

A catch basin collects surface water right where it pools, at a grate set into the ground, and pipes it away before it has a chance to soak in. A French drain works below the surface instead, collecting water that has already soaked into the soil around it. Many yards need both.

How do I know if a plumbing problem is urgent?

Water that cannot be stopped, sewage coming up, no water at all, or a smell of gas: urgent. A drip, a slow drain or a running toilet: worth fixing soon, but not tonight. When in doubt, shut off the water to the fixture and ask.

What information helps when calling a plumber?

Where the problem is, when it started, what changed, whether the water is off, and the age of the fixture or heater involved. A photo of the problem and of any visible model label helps too.
