What Is the Heater Signaling?

Each of these is worth a look before it becomes a bigger repair.

Popping or Rumbling Has Started

Sediment settling on the bottom of the tank is the usual cause, and it means the heater is overdue for a flush. Left alone, it insulates the bottom of the tank and makes the heater work harder to do the same job.

Hot Water Smells Like Rotten Eggs

A depleted anode rod can let bacteria in the tank produce that smell, especially with well water. Replacing the rod usually clears it, and leaving it too long lets the tank itself start corroding instead of the rod.

Water Is Coming From the Relief Valve's Discharge Pipe

The relief valve exists to release pressure or temperature that has gone too high, so any discharge from it is the tank telling on itself. A valve that will not stop discharging needs prompt attention rather than a wait-and-see.

What to Notice, What a Plumber Does

None of this replaces a look at the tank itself. It only says which parts anyone can see.

Signs Worth Noticing

Rust at a fitting, a puddle at the base, or a hissing or dripping sound from the relief valve's discharge pipe are all visible without opening anything up, and each one is useful information for whoever looks at the heater next.

Work a Plumber Handles

Draining and flushing the tank, pulling and inspecting the anode rod, and testing the relief valve under pressure all involve the tank's plumbing and its safety devices directly, and are usually done together on one visit.

If the Relief Valve Is Discharging

None of this fixes the valve. All of it limits what a stuck-open valve or a leaking tank can do while it waits to be looked at.

Close the Supply to a Leaking Tank
The valve on the cold line, usually just above the heater, stops more water from entering a tank that is leaking or a relief valve that will not stop discharging.
Keep the Area Around It Clear
Keep people, pets and anything that cannot get wet away from the base of the tank and the discharge pipe until the heater has been looked at.
Note When It Started
Note what changed right before the discharging or the leak started, since that detail usually points straight at the cause once a plumber is looking at it.

What Each Habit Actually Protects

Each of the three habits guards against a different failure, not the same one three times.

Sediment settles because minerals in the water drop out of solution once they are heated, and it builds fastest with hard water and heavy use. A layer of it on the bottom of the tank insulates the water from the burner or element above it, forcing the heater to run longer to reach the same temperature, and enough of it can scorch the bottom of a gas tank from underneath.

The anode rod works by corroding in place of the tank: it is a more reactive metal, so stray current in the water attacks the rod instead of the steel around it. A relief valve does something different again — it is not there to help the heater run better, only to release pressure or temperature that has climbed past a safe limit.

Questions About Water Heater Maintenance

How often does a water heater need maintenance?

Flushing the tank yearly is a common starting point, more often with hard water and less with soft, and the anode rod is usually worth checking every two to three years since it wears out faster in some water than others.

What does the anode rod actually do?

It is a rod of reactive metal that corrodes on purpose, sacrificing itself so the steel tank around it does not. Once it is fully consumed, the tank has nothing left protecting it and starts corroding instead.

What is the relief valve for?

It is a safety device that opens automatically if pressure or temperature inside the tank climbs too high, releasing water through a discharge pipe before the tank itself is at risk. Discharge from it is a signal, not a nuisance.

How do I know if a plumbing problem is urgent?

Water that cannot be stopped, sewage coming up, no water at all, or a smell of gas: urgent. A drip, a slow drain or a running toilet: worth fixing soon, but not tonight. When in doubt, shut off the water to the fixture and ask.

Should the water be turned off before the plumber arrives?

If water is actively leaking, yes: the fixture’s own valve, or the main if it doesn’t have one. A slow drip can wait, but a bucket under it will not hurt.
