What's Going On With the Line?

Each of these points to a different response, and only a look at the line settles exactly what's needed.

A Kitchen Line Backing Up

Grease and food solids moving through a kitchen line all day build up faster than a household line ever sees, and a backup during service stops the kitchen rather than just one sink.

A Floor Drain That Smells

A floor drain that is not used often can dry out at the trap and let sewer gas into the room. Adding water restores the seal; one that keeps drying out or smells even when wet may need the trap itself looked at.

The Same Drain Clogging Again

A line that clears and then backs up again within weeks points to something a one-time clearing does not fix — grease, scale or roots building back in the same place. That pattern is what a maintenance interval exists to interrupt.

02The real choice

Scheduled Service or Wait for a Backup?

A commercial line can be treated two ways, and only one of them keeps a business open while it happens.

On a Known Interval

The line is cleared on a set schedule, before grease and solids build up enough to slow it. The interval is set from how the line performs, and clearing happens at a planned time rather than in the middle of service. Nothing about the kitchen or the restrooms has to stop for it.

Cleared Once It Stops

The line runs until it backs up, and then it has to be cleared immediately, usually while the kitchen or restroom it serves is out of use. The cost of the clearing itself is often similar either way — what differs is the lost time on top of it, and how much warning there was.

What to Do Right Now

None of this clears the line. It limits the mess and keeps the space usable until it's looked at.

  1. Stop Using the Affected Fixtures

Sinks, drains or fixtures tied to the blocked line are left alone until it is cleared, since running more water into it only pushes the backup further into the space. Anything already draining slowly nearby is treated the same way.

  2. Keep the Area Clear

Standing water or waste near a floor drain or blocked fixture is kept away from foot traffic and stock until it is cleared, especially in a kitchen or a space open to customers.

  3. Note Which Fixtures Are Affected

Which sinks, drains or restrooms are backing up, and whether it is one fixture or several tied to the same line, is useful information once a plumber is on the way — it points to where the blockage actually sits.

03Floor drains

Why a Floor Drain Dries Out

Every drain, not just the ones under a sink, holds a small amount of water in a trap that blocks sewer gas from moving back up into the room. A floor drain in a back-of-house area, a mechanical room or a walk-in cooler often goes weeks without water running through it, and that trap can dry out well before anyone notices a smell.

Once the trap is dry, there is nothing stopping gas from the line beneath the building from reaching the space above it. Adding water restores the seal for a while, but a floor drain that keeps drying out on its own, or smells even with water in it, usually needs its trap or the line itself looked at rather than topped off again.

04Questions

Questions About Commercial Drain Cleaning

Why put a commercial drain line on a schedule instead of just calling when it clogs?

Because a line under constant commercial use rarely fails without warning — it slows, backs up, slows again, then stops at the worst possible time. Clearing it on a known interval catches that buildup before it becomes a shutdown, which costs a business more than the service itself.

Why does a floor drain that's never used start to smell?

Every drain relies on a small amount of standing water in its trap to block sewer gas from coming back up into the room. A floor drain that rarely sees water can dry out at that trap, and once it does, gas has a clear path into the space until water is added back or the trap is otherwise sealed.

How often does a commercial kitchen line need to be cleared?

It depends on how much grease and food solids the kitchen sends down the line and how the space is used, so there's no single number that fits every business. The right interval is the one that clears a line before it slows again, found by watching how it performs between visits.

How do I know if a plumbing problem is urgent?

Water that cannot be stopped, sewage coming up, no water at all, or a smell of gas: urgent. A drip, a slow drain or a running toilet: worth fixing soon, but not tonight. When in doubt, shut off the water to the fixture and ask.

What information helps when calling a plumber?

Where the problem is, when it started, what changed, whether the water is off, and the age of the fixture or heater involved. A photo of the problem and of any visible model label helps too.
