Each of these is a different reason to look at the whole system, rather than guess about one part of it on its own.
Nobody currently there may know when the pipe was last touched, what it is made of, or where a past repair was made. A broader look establishes what is already true about the system before ownership changes.
Pipe, valves and fixtures age even when every day has been ordinary. A system that has run quietly for a decade or two is not the same claim as one that has actually been checked.
Slow drainage in one place, a pressure change in another, a fixture that runs a little rough. Looked at together rather than one at a time, a pattern sometimes points to a single, shared cause.

03The result
What comes out of a plumbing inspection is a list, not a quote. Something failing now needs attention regardless of anything else. Something likely to fail soon can be watched, budgeted for, or dealt with while other work is already open. And what is fine gets left alone, which is worth knowing as much as what isn’t.
A general inspection is a look, not a claim about what cannot be seen. It reports what a plumber can reach, see and test with ordinary access — not what is happening at that moment inside a wall or below a slab, out of sight. Where the real answer matters, such as before buying a property, a camera run through the sewer line or a targeted look at one specific run is a separate, more direct step.
04What changes it
The same walk-through finds more in some buildings than others, mostly because of what is already open to view.
A house with a crawlspace or an open basement shows its pipe directly, while a slab-on-grade building buries the plumbing beneath the floor before anyone moves in. The first is walked and seen; the second is inferred from what is accessible above it, like fixtures, valves and any visible stack.
Pipe installed decades ago carries decades of wear that is not always visible from outside it, while pipe from a recent remodel is easier to date and easier to trust off what is seen. An older, mixed system usually needs more of it opened up to say much with confidence.
A cleanout gives a camera a way into the sewer line without opening anything else. A property without one limits that part of the look to what shows up at fixtures and drains, rather than what the line itself is doing underground.
05Questions
Whatever is accessible without opening anything up: fixtures, visible pipe, the water heater, shutoff valves and whether they still turn, and any visible sign of a leak or corrosion. It is a walk-through of what can be reached and seen, not an assumption about anything hidden.
Anything that has to be opened up to be seen directly: a supply line running inside a wall, the sewer line once it leaves the building, or pipe run beneath a concrete slab. A general look can note what those areas suggest from the outside, but confirming them takes a separate, more targeted step.
It gives a sense of what is failing, what is aging and what is sound, based on what a plumber can actually see and test at the time. That is useful before a purchase, but it is a look rather than a claim about parts of the system nobody can see.
A list, sorted into three groups: what needs attention now, what is likely to need it soon, and what is fine and can be left alone. That is a different document from a repair quote, which only covers what has already been decided needs fixing.
